Do you provide free estimates?

Yes. Photo-based estimates are always free. On-site walkthroughs are also free for projects within our core service area. For larger design or planning work, a paid consultation may apply — this is discussed up front before any visit is scheduled.

How is pricing structured?

Most projects are quoted at a fixed price based on a clearly defined scope of work. The estimate includes labor, materials, taxes, overhead, disposal, and workmanship warranty — no hidden fees.

For smaller punch-list or open-ended tasks, we may use hourly pricing, which is discussed and agreed on before work begins. Any change to the scope is handled through a written change order.

Do you handle larger projects too?

Yes. Along with everyday handyman work, we take on selected home improvement and remodeling projects — full-room repaints, flooring replacements, fence and gate builds, drywall restoration, and cosmetic remodels. Every larger project is documented with a written scope, materials list, and milestone schedule.

What types of projects do you specialize in?

Our focus is on higher-value repair, renovation, and finish projects where quality of workmanship actually matters. This includes interior and exterior painting, drywall repair and texture matching, LVP and laminate flooring, fence and gate work, finish carpentry, trim and baseboards, and cosmetic updates before a home goes on the market.

We also handle practical punch-list work when it fits within a larger scope or route.

How quickly can you start a project?

Most projects can be scheduled within about a week. Smaller punch-list visits are sometimes available within a few days. For urgent repairs — water damage, broken fences, failing doors — let us know in the first message and we will do our best to prioritize.

What days and hours do you work?

We work Monday through Sunday, typically between 8:00 AM and 6:00 PM. Start times and site hours are confirmed in advance. Evening and weekend scheduling is available for time-sensitive projects and urgent repairs.

Do you supply the materials, or does the client?

Both options are available. For most projects we supply materials, which keeps timelines predictable and ensures product compatibility. If you have specific brands, colors, or items already purchased, we are happy to install client-supplied materials.

When clients supply materials, we review the list in advance to confirm suitability for the job and flag anything that could cause issues during installation.

Will you protect my floors, furniture, and belongings?

Yes. Surface protection is a standard part of every project — drop cloths, plastic sheeting, floor protection, and dust barriers where appropriate. Furniture is moved or covered before work starts and returned to its place at the end.

For interior work involving sanding or demolition, we also use dust containment and clean up thoroughly before leaving each day.

Do you work with landlords and rental properties?

Yes. We handle turnover work, repairs between tenants, pre-listing prep, and ongoing maintenance for landlords and property managers. For recurring work, we can coordinate scheduling directly with tenants and provide photo documentation of completed tasks.

Do you offer a workmanship warranty?

Yes. All work is backed by a workmanship warranty under normal use and within the scope originally agreed on. The exact term depends on the type of work — paint, drywall, flooring, and finish carpentry each have specific warranty durations that are outlined in the written estimate.

How do you handle payment?

For small jobs, payment is typically due on completion. For larger projects, we use a simple milestone structure — a deposit to schedule and order materials, progress payments at agreed checkpoints, and the final balance after the walkthrough.

Payment terms and methods are clearly outlined in every written estimate before work begins.

What languages do you work in?

All written communication with clients — estimates, change orders, walkthroughs, and messaging — is handled in English. Spanish can be accommodated for on-site coordination when needed.
