Full rent-ready turnover of a condo at 500 E Jackson Pl #116 in Glendale — a one-bedroom, one-bath unit that had been lived in for a long run and was showing it: dated carpet and sheet vinyl, scuffed walls, loose outlets, drippy faucets, a tired kitchen. The owner wanted it listed quickly without over-investing. We did the full honest list — new floors throughout, bedroom carpet, full repaint, drywall and switch work, new faucets and fixtures, and a cabinet refresh — start to finish in under two weeks.

The job
One-bedroom condo, roughly 700 sq ft, long tenant turnover. The brief was straightforward — bring the unit back to a clean, modern baseline that photographs well and rents on its first showing. No kitchen rebuild, no tile demo. Just the honest list of everything a lease-ready unit needs: floors, walls, trim, outlets, faucets, fixtures, and a quick lift on the cabinets.
Floors — LVP and new bedroom carpet
Living room, dining area, hallway, kitchen and bathroom all got new luxury vinyl plank in a warm oak tone, floated over the slab with a factory-attached pad. LVP is the right call for a rental — waterproof seams, scratch-resistant wear layer, no refinishing between tenants. We ran it continuous through the common spaces with a single transition at the bedroom doorway, where we switched to fresh plush carpet on a heavier pad. Carpet in the bedroom reads warmer underfoot and keeps the acoustics friendly in a unit over neighbors.

Paint and drywall
Full repaint — walls in a flat warm-white, ceilings in flat white, trim in a durable satin. Every room got a drywall pass first: screw-pops reset, hairline cracks taped, a dozen small picture-hanger holes patched, two larger doorknob-through-wall repairs cut out and re-rocked. The painting itself was straight — primer over patched areas, two finish coats everywhere, nothing clever.

Switches, outlets, faucets and fixtures
Old devices swapped for new white decora switches and outlets throughout, with new matching cover plates. The cover-plate change alone removes years of yellowing and grease. Bath vanity and kitchen sink both got new faucets — a chrome single-handle in the kitchen, a matte-black unit on the bath vanity to match the bathroom hardware refresh. Overhead light fixtures replaced in the entry, dining area and bedroom with simple flush-mount LED fixtures, 3000K warm-white.

Cabinet refresh
Full cabinet replacement wasn’t in scope, so the kitchen boxes and doors got a deep degrease, a light sand, primer, and two coats of satin cabinet paint, then new matte-black cup and bar pulls. Hinges adjusted so every door closes flush. Same approach in the bath — vanity cabinet repainted, new pull. From any reasonable distance it reads as new cabinetry.

Timeline
Thirteen working days end to end. Days 1–2 demo, old floor removal, patching and prep. Days 3–5 drywall, primer, first coat paint. Days 6–8 LVP install, trim reset, bedroom carpet. Days 9–11 cabinet refresh, electrical devices, light fixtures, plumbing fixtures. Days 12–13 punch list, clean, listing photos.
